You can submit a rental application online, after you have viewed a property. There is a $35 rental application fee.

You can schedule an appointment to visit a property https://www.actionproperties.com/homes-for-rent. Simply select the property you would like to see, fill out some basic information about yourself, and select the time that works best for you.

Our team is available for showings 7 days a week.

No, however we can offer you a virtual showing or you can have a friend or family member preview the property for you.

Yes, you must sign a lease either online or in person. In most cases, we require a 12-month lease when moving in. After the lease expires, the agreement will automatically transition to a month-to-month lease. In some cases, we do offer lease extensions.

We require a security deposit that is equal to 1-month of rent. In some cases it may be more, such as if you are an international arrival with no United States established credit.

After you move out, you can expect to receive your security deposit refund within 21 days of returning the property into our possession. All charges to the security deposit are communicated clearly alongside the refund check.

Rent payments are due on the 1st of each month. Almost all tenants elect to pay rent online through our tenant portal, which does include an option for automatic payments, at no additional cost.

Personal checks, cashier checks, money orders, and bill pay checks may be delivered in person to the office or mailed. No cash is accepted. The office location is 268 Castro Street, Mountain View, CA 94041.

Rent increases may happen at the end of a lease, or one a year at most if you are on a month to month agreement. Our property managers work together with the property owners to assess the rental market, and if your rents are below market value, it is possible that your rent may be increased to a fair market value.

There is no way to waive any late fees; it is non-negotiable. We recommend tenants set up automatic payments through the tenant portal to avoid late payments.

Please notify us immediately at info@actionproperties.com. Rent payments are considered late on the 6th of each month and you will be charged a late fee of 5% of your monthly rent.

Yes. Please keep in mind that all adults living in the property will need to fill out an application and be on the lease.

A situation is classified as an emergency when any lives are in danger, as well as damage to the property. An example of an emergency is a burst water pipe causing flooding. Please contact us immediately, we have a 24-hour emergency hotline.

We require all tenants to create an account with Pet Screening, whether or not you have a pet.

Yes you are welcome to change the locks. However, please be aware that you must provide a copy of the key to us for emergency purposes. Failure to do so is a violation of the lease agreement.

Please note that tenants will be liable for any damage to the door during this procedure, and are responsible to restore the door back to its original condition.

No, the lease agreement includes your right to privacy. However, there may be some cases that require a manager or staff member to come inside, such as maintenance, annual inspections, owner inspections, or appraisal visits. And, if you cannot meet them at a reasonable time during the day, then we will respectfully enter to conduct the necessary business.

You will always be notified a minimum of 24 hours in advance before any inspections. The only exception to this policy is if there is an emergency. For example, if you have a burst pipe and water is flooding.

Yes, Tenants are required to maintain renters insurance during tenancy. To make this easy for you, our Resident Benefit Package includes renters insurance that meets all lease requirements.

If you prefer, you may find, purchase, and maintain another policy that satisfies the lease requirements. The Resident Benefits Package monthly amount will be adjusted accordingly. Visit http://insurance.residentforms.com/ and follow the instructions listed there to provide evidence of the required insurance coverage to your Landlord.

Please be sure that your policy meets the following criteria prior to submitting:
Policy is purchased from an A-rated carrier
Policy meets or exceeds the required $100,000 in property damage and legal liability
Action Properties is listed as additional interest

It is Tenant’s responsibility to pay premiums directly to your insurance provider. If the policy is terminated or lapses, Tenant will be subject to a lease violation fee of $25 and enrolled in the Resident Benefit Package provided insurance.
